Living in Knox County, Ohio

Knox County sits in Central Ohio and offers an interesting mix of city, village, college-town, lake and rural lifestyles. Mount Vernon serves as the county seat and primary center for shopping, healthcare, employment and services, while the surrounding communities each have their own identity.

The county’s history dates to Ohio’s earliest years of statehood. Mount Vernon was laid out in 1805, and Knox County was formally organized in 1808, having been carved from Fairfield County. The county was named for Henry Knox, a Revolutionary War general and the nation’s first Secretary of War. Agriculture has been important to the area throughout its history, while manufacturing and industry later became major parts of the local economy. co.knox.oh.us

Today, that history is still visible throughout the county—in Mount Vernon’s historic architecture, the villages and surrounding farms, former railroad corridors converted into recreational trails, and former industrial sites that have found entirely new purposes.

Knox County can appeal to people for very different reasons. Some buyers want to be close to work and amenities in Mount Vernon. Others are drawn to the recreational lifestyle at Apple Valley, the college-town atmosphere of Gambier, the smaller-community setting of Fredericktown or Centerburg, or the additional space available in the county’s rural areas. Many also choose to live in Knox County and commute to Columbus for work as well, finding Knox County to be a peaceful retreat from work.

That’s one reason it’s worth learning the individual communities rather than treating “Knox County” as a single housing market.

Mount Vernon is Knox County’s only city and has served as the county seat since the county was organized in 1808. It is the county’s primary center for employment, healthcare, shopping, dining and services. Buyers can find everything from established homes near the historic core to subdivisions and properties with more land around the city’s outskirts.

Downtown Mount Vernon also serves as one of the county’s cultural centers, with shops, restaurants, events and performing-arts venues. Fredericktown

Located in northern Knox County, Fredericktown combines a traditional village setting with nearby rural property and a meaningful local industrial and construction employment base. It is also near Knox Lake and outdoor recreation in the northern part of the county.

Fredericktown may be worth exploring for buyers who prefer a smaller community while still wanting access to Mount Vernon and employment opportunities in northern Knox County.

Centerburg

Things to Do in Knox County

One of Knox County’s strengths is the amount of recreation and cultural activity available without requiring the feel of a large metropolitan area.

Trails, Parks and the Kokosing River

The Kokosing Gap Trail follows a former railroad corridor for roughly 14 miles between Mount Vernon and Danville, passing through Gambier and Howard. Kokosing Gap Trail

Downtown, Arts and Events

What Kind of Real Estate Can You Find in Knox County?

There isn’t one typical “Knox County home.”

Depending on where you search, you’ll encounter historic houses, traditional single-family homes, newer construction, subdivisions, lake homes, rural houses, building lots, wooded acreage, farms and larger tracts of land.

That variety is one of the reasons working with someone who understands what you’re trying to accomplish matters.

A buyer looking for a house in Mount Vernon may be thinking about neighborhood, condition and proximity to work. A buyer at Apple Valley may also need to understand association rules, lake access and property-specific considerations. Someone buying five or ten acres outside town may need to investigate wells, septic systems, surveys, easements, road access and land-use considerations.

The purchase process may be similar, but the due diligence can be very different.

Marketing an in-town Mount Vernon home isn’t necessarily the same as marketing a lake property, rural acreage or a house with multiple outbuildings.
