Howard Ohio Real Estate & Homes for Sale

Howard offers a different side of eastern Knox County—one shaped by rural countryside, the Kokosing River, the Kokosing Gap Trail and some of the county's most recognizable natural areas.

The Howard area includes the small community itself as well as country homes, acreage, wooded properties and other rural real estate throughout the 43028 area. It is also closely associated with Apple Valley, although Howard and Apple Valley are not interchangeable real-estate markets. Apple Valley is a private lake community with its own property owners association, amenities and ownership considerations, while much of Howard consists of non-Apple Valley rural and residential property.

I'm Nathanael Finneran, a Realtor with CENTURY 21 HomeStar, serving buyers and sellers throughout Howard and Knox County.

Whether you're looking for a country home, acreage, a property near the Kokosing River or simply trying to understand the difference between Howard and Apple Valley, I can help you evaluate both the property and the area around it.

Living in Howard, Ohio

Howard sits in eastern Knox County along U.S. Route 36, between the Gambier/Mount Vernon area to the west and Danville to the east.

The community itself is small, but a Howard mailing address covers a much broader area.

That's particularly important when searching for real estate. Two properties listed as Howard, Ohio 43028 can offer dramatically different settings. One may be associated with Apple Valley Lake, while another may be a rural home surrounded by farmland or woods. Others may sit closer to the Kokosing River, U.S. 36 or the small community of Howard itself.

For buyers, the address is therefore only the beginning. The property's actual location, utilities, acreage, road access and any applicable association or zoning requirements matter considerably more.

A Brief History of Howard

Howard has roots stretching back to the early settlement of eastern Knox County.

Howard Township was organized in 1825. Historical accounts describe a landscape shaped by streams such as Owl Creek and Jelloway Creek, which provided water power for early mills.

The community we now know as Howard was originally called Kinderhook. Historical accounts place its early development around 1836. The name was later changed to Howard around the period when railroad service reached the community, and the railroad contributed to the village's subsequent growth.

That railroad history remains surprisingly visible today.

Howard's Historic Stone Arch

One of Howard's most distinctive landmarks is located directly along the Kokosing Gap Trail.

The stone arch carrying U.S. Route 36 over the former railroad bed was constructed in 1874. Local stonemasons Robert and William McKay built the arch using stone quarried nearby. What was once railroad infrastructure now stands above the recreational trail.

It's a particularly good representation of Howard's history: a transportation corridor built for the railroad has been repurposed for cyclists, runners and walkers more than a century later.

Kokosing Gap Trail in Howard

The Kokosing Gap Trail passes directly through Howard on its approximately 14-mile route between Mount Vernon and Danville.

Built along a former Pennsylvania Railroad corridor, the paved trail passes through Mount Vernon, Gambier, Howard and Danville, with scenery that includes the Kokosing River, woods, wetlands and agricultural land.

Howard has its own trail access, and the Howard section includes Rotary Park, with a playground, picnic tables, water fountain and restroom near the Howard tunnel/underpass. The official trail organization notes that Howard's restroom is open year-round.

The trail is one of the features that helps distinguish Howard from simply being viewed as the mailing address associated with Apple Valley.

Honey Run Waterfall in Howard, Ohio
Honey Run Waterfall in Howard, Ohio

Honey Run Waterfall

One of Knox County's most recognizable natural attractions is located in the Howard area.

Honey Run Waterfall features a roughly 25-foot waterfall along Honey Run, surrounded by Blackhand sandstone cliffs, boulders and woodland. The Knox County Park District acquired the original waterfall property in 2007 and later expanded the protected area.

Trails from the waterfall area provide access toward the Kokosing River, giving visitors an opportunity to explore more than just the falls themselves.

Honey Run Highlands

Across the road from the waterfall is Honey Run Highlands, another substantial natural area managed by the Knox County Park District.

The Park District acquired approximately 348 acres there in 2010. The property includes hiking trails, restored grassland and prairie habitat, wooded areas and picnic facilities.

Together, Honey Run Waterfall and Honey Run Highlands give the Howard area access to a significant amount of protected outdoor space.

Kokosing River & Water Trail

The Kokosing River is another major part of the landscape around Howard.

In 2005, the river became Ohio's first designated water trail. The complete Kokosing River Water Trail extends approximately 28 miles and includes multiple access locations in the Howard area, including Pipesville Road, Millwood and Zuck Riparian Preserve.

The river corridor includes wooded and sandstone-lined sections and provides opportunities for paddling, fishing and other outdoor recreation.

For property buyers, proximity to a river is also something to evaluate carefully rather than treating it purely as a recreational benefit. Depending on a property's location, we'll investigate relevant flood-zone information, access and other site-specific considerations during the purchase process.

Parks & Natural Areas Around Howard

Howard has an unusually strong concentration of Knox County Park District properties nearby.

In addition to Honey Run Waterfall and Honey Run Highlands, Park District properties with Howard addresses include Hellbender Preserve, Indianfield Bluffs Park and Zuck Riparian Preserve.

Hellbender Preserve is particularly accessible from the Kokosing Gap Trail area in Howard, while Zuck Riparian Preserve provides another access point along the Kokosing State Scenic River.

That combination of trail, river and protected land is one of Howard's strongest distinguishing characteristics within Knox County.

Howard and Apple Valley: What's the Difference?

Apple Valley and Howard are closely connected, but they aren't the same thing.

Apple Valley is a private lake community centered around Apple Valley Lake. Properties there may be subject to Apple Valley Property Owners Association (AVPOA) rules, assessments and other community-specific requirements.

Howard is the broader community and mailing area surrounding it.

As a result, many Apple Valley properties carry a Howard, Ohio 43028 mailing address—but a Howard address does not automatically mean the property is part of Apple Valley.

That's an important distinction when searching listings.

If a property is in Apple Valley, we'll verify its association status, applicable assessments and other community-specific considerations.

If it isn't, we'll evaluate the property according to its actual location and characteristics without assuming Apple Valley rules apply.

Local Places to Eat in Howard

Howard's commercial center is small, but there are several local options around the community.

Howard Hilton is a local bar and grill on Coshocton Avenue, while Dirko's Pizza of Howard provides pizza, stromboli and sandwiches nearby.

Closer to the Apple Valley entrance, The Pub is another bar-and-grill option, while Kelly's Pizza is located on Plank Road.

East Knox Local Schools

Howard is closely associated with the East Knox Local School District, whose district offices, elementary school and junior/senior high school are located on Coshocton Road in Howard.

Buyers interested in school information should review current academics, enrollment, calendars, activities and district policies directly through the district.

For any particular property, buyers should verify the applicable school district rather than relying solely on the mailing address.

Homes & Real Estate in Howard

Howard real estate can vary considerably depending on where you're looking.

The broader area can include traditional homes, rural residences, wooded properties, acreage, farmland, homes with outbuildings and properties closer to the Kokosing River.

And, of course, listings using a Howard address may also include homes within Apple Valley.

A useful way to begin a Howard home search is by answering two questions:

Do you want Apple Valley—or non-Apple Valley Howard?

Then:

Do you want a smaller residential lot—or rural acreage?

Those two questions immediately make a broad Howard search much more useful.

For rural properties, we'll pay particular attention to considerations such as wells, septic systems, surveys and boundaries, outbuildings, driveway/access issues, zoning and utilities.

For properties near the Kokosing or other waterways, flood-zone and drainage considerations may also become relevant.

Buying Land & Acreage Near Howard

Howard is also worth considering for buyers specifically searching for land or a more rural property.

Acreage can introduce issues that aren't as common with a conventional subdivision home, including boundary and survey questions, road frontage, access, soil and septic considerations, wells, utilities, zoning, agricultural uses and existing outbuildings.

Vacant land introduces additional questions about whether the buyer's intended use is actually feasible.

I'll help identify those issues early so we can investigate them during the appropriate stage of the purchase rather than discovering an important limitation after closing.

Howard, Mount Vernon & Danville

Howard occupies a useful position in eastern Knox County.

Travel west along U.S. 36 and you're headed toward the Gambier and Mount Vernon area. Travel east and you're headed toward Danville and the eastern side of the county.

The Kokosing Gap Trail follows a similar east-west pattern, connecting Mount Vernon, Gambier, Howard and Danville.

That makes these communities natural internal links:

Is Howard Right for You?

Howard may be worth exploring if you're interested in eastern Knox County, rural property, acreage or access to outdoor recreation.

The area offers proximity to the Kokosing Gap Trail, Kokosing River, Honey Run Waterfall and multiple protected natural areas.

At the same time, a Howard address can describe very different properties.

Some buyers may specifically want Apple Valley and its lake-community environment. Others may want precisely the opposite—a non-association rural property with acreage outside the lake community.

The goal is to identify which version of Howard actually fits what you're looking for, then focus the home search accordingly.

Buying a Home in Howard

Buying in Howard starts with understanding exactly where the property is and what comes with it.

For an Apple Valley property, we'll investigate the lake community's applicable association requirements, assessments and property-specific considerations.

For a non-Apple Valley property, we'll evaluate the home based on its own location and characteristics.

Rural homes may require additional investigation involving wells, septic systems, surveys, acreage, boundaries, outbuildings and access. Properties near waterways may require additional attention to flood-zone or drainage information.

Once we've identified the right property, I'll help you evaluate comparable sales, structure an offer and work through inspections, negotiations, appraisal, title and closing.

Selling a Home in Howard

Selling a property in Howard starts with identifying which buyer pool the property is actually competing for.

An Apple Valley home, a traditional residential property and a rural home on acreage may all carry a Howard mailing address while competing in very different segments of the market.

That affects comparable sales, pricing and marketing.

My approach begins with the individual property—its location, condition, acreage, improvements, utilities and relevant competing inventory—and then builds the pricing and marketing strategy around those characteristics.
